La Brisa Condominium is a 3 bedroom condo in a high end, 14 unit condominium complex in the heart of Playa del Carmen.  One block from the beach (Mamita’s and Kool Beach Clubs), infinity roof top pool with views of the sea.  It is 1 block from the best part of 5th Avenue where the restaurants, cafes and shopping are top notch.

This 3 bedroom penthouse is tastefully designed and very comfortable. It has 2 floors of glass windows providing great light and a view to the water. It has an open kitchen and a large terrace that lets in a wonderful breeze.  The balcony has a table and two outdoor sofas. Enjoy the infinity rooftop pool, with views of the Caribbean Sea. With big beds to lay on and enjoy the sun, this rooftop pool is sure to please!

The kitchen is fully stocked, with everything you need to make a great meal! Electric stove, oven, coffee maker, toaster and a blender.

The master bedroom is located upstairs, with a king size bed, full bathroom and central AC.  The second and third bedrooms are on the first floor. They each have 2 full size beds, flat screen tv’s, and a full bathroom. The couch can be used to sleep a 7th person.

Located on Calle Cozumel (one block east of 1st Avenue) and Calle 32.  The best location to be close to everything, and the best section of 5th ave and the beach.

ELECTRICITY:

NIGHTLY/WEEKLY RENTERS:
**Electricity costs are extremely high in Mexico. Included in the rate is a credit of 20 kWh (kilowatt Hours) per day towards the cost of electricity. OUR GOAL IS NOT TO CHARGE YOU FOR ELECTRICITY, but for you to be cautious and aware. For heavy use of electricity, any additional consumption beyond the allotment will be charged at a rate of 6 pesos (about 30 cents USD) per kWh, from your security deposit. We will provide tips that will greatly reduce usage, if followed. A photo will be taken on checkin and checkout dates. **

MONTHLY RENTERS are responsible to pay 100% of their electricity (to take advantage of our “discounted monthly” pricing (the price that shows on Air bnb when you choose more than 28 nights). 6 pesos per kw. We require a larger deposit for monthly renters, this money will be used to pay the electricity at the end of the month/stay. Any balance is returned to the guest.

SECURITY DEPOSIT: $200 security deposit is due in cash upon arrival to the condo, and returned upon checkout, less any additional electricity fees or damages.
